Sandwich shop rates and expenditure?

I am looking at opening a sandwich shop in birmingham uk, outskirts not city centre. I need to work out if this will be a viable business opportunity. The rent for shop is �550 PCM. It will be mainly takeout with a few seats selling both hot and cold sandwiches from 7 am till about 2. Also other sturff like pasta bowls fruit and jackets. My question is how much do you rekon business rates are along with gas electric and water on a shop doing this roughly. plus any other expenditure i need to take into account.
